How one senior living community added $21,000 a month in move-in revenue in 3 months

· 4 min read

Short answer: within three months of signing with Care Growth, one senior living community added an extra $21,000 a month in revenue from new move-ins, including three move-ins in a single month. There was no trick behind it. We built the demand engine that brings families in, put the systems in place to handle every inquiry, and rebuilt the community’s website. Then I trained the team answering the phone to treat every call as what it really is: a family going through one of the hardest decisions of their lives, who needs a real person to listen.

What changed in the first three months?

Our work covered the full picture. We launched a demand engine that brings the right families to the community, and implemented the systems that make sure every inquiry is tracked, answered, and followed up. We also built a new website that makes it easy for a worried family to understand the community and reach a person.

On top of that, I trained our team on how to answer the phone. A demand engine and a great website are wasted if the calls aren’t handled with care, and that human piece is where most communities lose families.

Within three months of signing, the community had three move-ins in one month and an extra $21,000 a month in revenue from new residents. We’re keeping the community anonymous, but the numbers are theirs.

Why does a senior living inquiry need a human touch?

The person calling is rarely just shopping. They’re usually an adult son or daughter, often after a fall, a new diagnosis, or a hard conversation with a parent. Many are exhausted. Some feel guilty for even looking. They’re making a decision about someone they love, and they know it.

In my experience, that’s the part most marketing forgets. I call senior living communities and fill out their forms the same way a family would. Too often, no one answers, no one follows up, or the reply is so scripted that you can tell there’s no human connection behind it. To a family in that moment, silence or a script feels like a sign of how their mom or dad would be treated.

A family doesn’t choose a community because of a great ad. They choose the place where someone listened, understood what they were going through, and made the next step feel manageable.

What did we change on the website?

We built the website around the questions families actually have, in the order they have them. What kind of care is offered? What is daily life like? How do we come see it? Families are often stressed when they search, so the site has to feel calm, clear, and honest.

Each page also makes it easy to reach a real person. On a phone, calling or booking a visit takes one tap. The site is fast, and it’s built to be found in Google and AI search, so more of the right families find it in the first place.

  • Answers the first questions first. What kind of care, what daily life is like, how to come see it.
  • One tap to a real person. Calling or booking a visit is one tap on a phone.
  • Found in Google and AI search. Fast, and built so more of the right families find it.

How do we train a team to answer senior living calls?

The training starts with one idea: this is an emotional, deep process, and the job on the phone is to listen and understand people before anything else. In practice, I train our team to:

  • Listen first. Let the family tell their story without rushing them toward a tour or a price.
  • Learn about the person. Ask about their mom or dad by name: what they enjoy, what’s changed, what worries the family most.
  • Answer honestly. If something isn’t a fit, say so. Trust is worth more than one tour.
  • Make the next step small. Offer a visit when the family is ready, and book it on that call when they are.
  • Follow up like a person. Many families aren’t ready on the first call. Checking in later, with care and without pressure, is often what brings them back.

None of this is complicated. It’s what any of us would want if we were the one calling. It’s also the heart of how our lead handling works.

1Listen firstLet the family tell their story.
2Learn about the personAsk about mom or dad by name.
3Answer honestlyIf it is not a fit, say so.
4Make the next step smallOffer a visit when they are ready.
5Follow up like a personCheck in later, without pressure.

Why does listening lead to more move-ins?

Listening stands out because the bar is so low. In Bild & Co.’s review of more than 250 senior living mystery shops during 2023, 53% of web inquiries got no response within two hours, and 13% of calls never got a response at all. A family that reaches a warm, real person who takes the time to understand them remembers it.

It also leads to better tours. When our team understands a family’s situation, the community’s staff walk into the visit knowing what matters to them. The family feels heard twice. That’s how an inquiry becomes a move-in, and why who answers the lead matters more than who generates it.

What does Care Growth handle for a community?

All of it. We’re a turnkey senior living marketing agency for assisted living and memory care, so a community doesn’t have to juggle a web designer, an ads agency, and a call center. One team runs the whole path, from a family’s first search to a booked visit:

  • Website: fast, warm, and built to turn visitors into calls and visits.
  • SEO and AI search: so families find you on Google and in AI answers.
  • Google Business Profile: the listing families check first in local search.
  • Paid ads: Google and Meta campaigns that reach families searching now and earlier.
  • Lead handling: our team answers, listens, follows up, and books the visit.
  • Analytics: clear reporting on what turns into tours and move-ins.

Because every channel feeds the same team, nothing falls through the cracks between the ad, the website, and the phone call. See how it works.

Can Care Growth do the same for your community?

That’s exactly what we do. We get results for assisted living and other senior living communities because we own every step that leads to a move-in, and we treat every family the way we’d want our own to be treated.

Every market is different, so we won’t put a number on your results before we’ve seen your community. What we will do is show you where your move-ins are slipping today and exactly how we’d fix it. Start with a free growth audit.

How much revenue did the new move-ins add?

An extra $21,000 a month in revenue from new move-ins.
